    Roofing keeps water off the top of a building. Waterproofing deals with everywhere else it tries to get in — the transitions, the joints, the flat surfaces people walk on, and the places where two different materials meet.

    Where water
    actually gets in.

    Water works its way down a building, so the damage you can see is usually below the point where it entered. These are the places it commonly finds a way through on South Florida properties.

    1. Parapets & roof edges

      The perimeter of a flat or low-slope roof takes the worst of wind-driven rain. Copings, edge metal, and the top of a parapet wall are all places a roof stops and something else has to take over.

    2. Roof-to-wall transitions

      Anywhere a roof meets a vertical wall is a junction between two systems. It is the single most common place a building leaks, and it sits right on the boundary between roofing and waterproofing.

    3. Balconies, walkways & terraces

      Horizontal surfaces that people walk on sit directly above occupied space. When the surface stops shedding water, it shows up on the ceiling of the unit below rather than on the balcony itself.

    4. Windows & door openings

      Every opening cut into a wall is a potential path. Water that appears at the head or sill of a window has often travelled some distance inside the wall to get there.

    5. Exterior walls & joints

      Cracks, control and expansion joints, and porous or weathered wall surfaces let water into the structure without any obvious opening for it to have come through.

    6. At and below grade

      Where a structure meets the ground, water arrives under pressure rather than falling on it. Damp at the base of a wall is a different problem from a leak above, and it is diagnosed differently.

    Damp with no obvious source? The entry point and the damage are usually in two different places.
