A commercial roof is a budget line, a liability, and a tenant-relations problem all at once. Southern Coast is set up for that reality — factory certified by most leading coating and roofing product manufacturers, and experienced on multi-tenant and multi-owner properties.
We are not limited to any single manufacturer or one system, so the specification starts with the building: its slope and drainage, its age and existing assembly, how it is occupied, how the roof is accessed, and how long the owner needs the next system to last.

[ Occupied Re-Roofing ]
Southern Coast has re-roofed many occupied projects, from buildings of several units up to several hundred. That is a different job from an empty building: the roof has to come off and go back on without shutting the property down.
The roof is broken into sections so each area is opened, completed, and closed within a planned window.
Management gets the schedule it needs to tell owners and tenants what is happening above them, and when.
Open areas are dried in before the crew leaves, so an afternoon storm does not become an interior problem.
Loading, staging, and parking are planned with management so entrances and drive lanes keep working.

[ Large & High-Rise ]
On a high-rise or a large-footprint property, the roofing system is often the straightforward part. Getting crews, material, and debris on and off the building safely is what separates a contractor that can do the work from one that cannot.
Getting to the roof on a tall building is its own problem. Access routes are worked out with building management before mobilization.
Loading a roof several stories up takes equipment, staging space, and sequencing so material arrives as the crew needs it.
Height and proximity to the water change what the assembly has to resist. Attachment and edge detail are specified accordingly.
Perimeter protection, debris control, and pedestrian routing below the work area are planned as part of the job, not after it starts.
Large properties can have several roof areas and transitions that must be evaluated and detailed together.
The work is carried out by Southern Coast crews, so the standard on a large property is the same one we set on a house.

Owners and managers need to know what they are approving and what it will do to the building week by week. This is the sequence we work through.
We walk the roof and document what is actually there: the existing assembly, slope and drainage, penetrations, equipment, flashing conditions, and where the building is giving trouble.
The findings turn into a specified system rather than a line item. Where more than one system is viable, the options are put side by side with their trade-offs.
A written proposal covering the system, the components, and the scope of work — in a form an owner, a board, or an association can review and approve.
The roof is divided into work areas and sequenced around how the building is used, so occupancy and access are accounted for before mobilization.
Management receives the schedule to circulate. Staging, loading, and protection are set up, and pedestrian and vehicle routes below the work are established.
The existing system is removed in planned sections and the deck is inspected as it is exposed. Anything found is documented and reviewed before it is covered.
The specified system is installed by Southern Coast crews to the manufacturer specification our certification covers, including flashing, edge metal, and penetration detail.
The completed roof is reviewed with the owner or manager, the site is cleaned, and project documentation is handed over.
