Water travels. It runs down the underside of a deck, along a rafter, and shows up on a ceiling several feet from where it actually got in. Patching the stain does nothing. Southern Coast starts by working out where the water is entering and why.
Because we install every major roofing system on both residential and commercial buildings, we are diagnosing a roof we know how to build. That matters on a repair: the fix has to be right for the system it is going into, and it has to tie back into the existing roof without creating the next problem.

South Florida roofs fail in fairly predictable places. Knowing which of these you are looking at is most of the work, and it is what determines whether a repair will actually hold.

Wall flashing, valley metal, and eave drip are the details that keep water out at every transition. They are also the first things to give up.
Lifted or missing shingles, cracked or slipped tile, and displaced ridge and hip pieces after a storm has worked on the roof.
Skylights, vents, pipe boots, and rooftop equipment curbs. Anything that puts a hole in a roof is a place a roof can leak.
Standing water on a low-slope roof, blocked drains and scuppers, or a slope that no longer moves water where it was meant to go.
Granule loss on shingles, weathered and brittle membrane, and open seams or blisters on a low-slope system.
Sealant smeared over a problem, or a patch installed in a way the system was never designed for. These often need undoing first.
Soft spots, sagging, or deteriorated sheathing beneath the roof covering, usually from water that has been getting in for a while.

A roof evaluation is an investigation, not a glance from the driveway. This is the sequence we work through before recommending anything.
Where is the water showing, when did it start, does it happen in every rain or only in driving rain from one direction? The pattern narrows down the cause before anyone gets on the roof.
Where it is accessible, the attic or interior side tells us where water is actually tracking, which is often nowhere near the stain on the ceiling.
We walk the roof and examine the field, the flashing at every transition, the penetrations, the drainage, and the condition of the covering and its details.
The point is to separate the cause from the consequence. A stained ceiling is a consequence; a failed wall flashing forty feet away is the cause.
We also look at how much life the rest of the system has. There is no sense repairing one detail on a roof that is failing across the board.
You get told what we found, what is causing it, and what the realistic options are — repair, a larger scope of work, or replacement — with a written estimate for the route you choose.
We will tell you if a repair is not the right answer. If the roof is near the end of its life, spending money on a patch is not in your interest, and we would rather say so than take the work.
