[ Re-Roofing Process ]
A residential re-roof is a construction project on top of the house you live in. Here is the sequence we follow, so you know what to expect on each day of the job.
We look at the existing roof, the roof deck where it is accessible, the flashing details, and the areas giving you trouble. You get a written scope covering the system, the components, and what the job includes.
Before anything comes off the roof, we set up to protect the property — including the driveway and paved areas beneath trucks and equipment, along with landscaping, pool areas, and anything else in the work zone.
The old roofing and underlayment are removed down to a clean, workable roof deck. Tear-off is staged so the roof is never left in a vulnerable condition longer than necessary.
With the deck exposed, we inspect what has been hidden for decades: rotten or deteriorated lumber, damaged sheathing, structural problems, failing flashing, and skylight or penetration issues.
Damaged or rotten lumber is replaced, and the roof sheathing is re-nailed and secured as required for the new system. Anything we find is shown to you before it is covered back up.
The underlayment is installed across the prepared deck. This is the layer that does the real waterproofing work, and it is selected to match the roofing system going over it.
Eave drip, valley metal, and wall flashing are installed along with the details around penetrations, skylights, and roof-to-wall transitions — the places roofs most often fail.
The selected system goes on: tile, metal, shingle, modified bitumen, or built-up roofing, installed by our own crews to the manufacturer's requirements for that product.
The work area is cleaned through the course of the project and again at the end — debris hauled off, and the grounds gone over so the property is left in order.
We walk the completed roof and the property with you, review the finished details, and confirm the scope was delivered as written before the job is closed out.
