    [ Local Conditions ]

    Roofing in Coral Springs
    and Parkland.

Both cities are full of master-planned and HOA communities, and many of their homes went up between the 1980s and the early 2000s. Those roofs are now reaching replacement age.

Most homes here have concrete tile roofs, with some shingle and metal. The catch with an older tile roof is that the tiles can look fine while the underlayment beneath them has reached the end of its life. That is often why a roof that looks good from the driveway still leaks.

Changing the roof material or colour usually needs your HOA's approval first, so the paperwork is part of the job. And because both cities are in Broward's High Velocity Hurricane Zone, every product used must carry Miami-Dade NOA approval.

Beyond the homes, we see three kinds of roofs here:

    • Community clubhousesAmenity buildings looked after by HOA boards and community managers.
    • University DriveRetail plazas and office buildings.
    • Sample RoadMore retail plazas and offices along the corridor.

    Residential and
    commercial roofing.

From the first visit to the last tile, the people on your roof work for us. We have 45+ field employees and no subcontractors.

    For homeowners

    Residential roofing

Thinking about switching from tile to metal? We will lay out what each one means for your home and your budget, plainly, and not push you toward the bigger job. We install tile, metal, shingle and flat roofs and handle repairs, coatings and maintenance.

Before anything is ordered, we help you put together the HOA architectural approval package for the material and colour you pick.

On insurance: Florida law limits insurers from refusing cover only because of roof age when an inspection shows the roof has enough life left. A dated inspection report is useful at renewal. We are also an approved My Safe Florida Home contractor and can explain how it works, though its funding and eligibility change, so check its status. Financing is available, Ygrene included.

For HOA boards, managers & owners

    Commercial roofing

HOA boards and community managers call us about clubhouses and amenity buildings. Retail and office owners call about the plazas and offices on University Drive and Sample Road.

For those buildings we install TPO, PVC, EPDM, modified bitumen, built-up and single-ply systems, with lightweight and tapered insulation, coatings and waterproofing. We also offer roof inspections and yearly maintenance.

A board gets a written report on the roof and a clear set of options, so it can plan and budget before it votes.

    [ FAQ ]

Coral Springs and Parkland roofing FAQ

Do I need HOA approval to replace my roof?

If your home is in an HOA, you will usually need its approval to change the roof material or colour. We help you prepare the architectural approval paperwork before the job starts.

My tile looks fine, so why is it leaking?

On an older tile roof, the tiles often outlast the underlayment beneath them. When that layer fails, water gets in even though the tiles look good. An inspection will show what is going on.

Can I switch from tile to metal in my community?

It depends on your HOA's rules. If they allow it, we will explain the pros and cons of each honestly and help with the approval request.

Are Coral Springs and Parkland in the hurricane zone code?

Yes. Both are in Broward County's High Velocity Hurricane Zone, so roofing products need Miami-Dade NOA approval.

Do you work on clubhouses and plazas too?

Yes. We roof community clubhouses and amenity buildings, and retail and office buildings along University Drive and Sample Road.
