    Miami-Dade wrote the High Velocity Hurricane Zone rules after Hurricane Andrew, and every roof here is built to them.

    Every product needs a Miami-Dade Notice of Acceptance (NOA), and every install has to follow HVHZ standards. Permitting can also take longer here than in other counties, so we plan time for it from the start.

    The skyline is full of high-rise roofs. On towers, the hard parts are the rooftop equipment, drainage and waterproofing, and getting people and materials up an occupied building safely.

    Condo boards and property managers here are dealing with milestone inspections and structural reserve studies under SB 4-D, and the roof is one of the parts those studies look at. We inspect it and give your board a written condition report.

    Re-roofing a tower while people live or work in it is where our high-rise and occupied-building experience counts. We plan the access and crane lifts, and handle the rooftop equipment, drainage and waterproofing details.

    Systems we install include TPO, PVC, EPDM, modified bitumen, built-up and single-ply roofs, lightweight and tapered insulation, and coatings and waterproofing, with inspections and yearly maintenance afterwards.

    Residential roofing

    Older Miami homes often have flat roofs, and many need either a proper repair or a full replacement. We do metal, tile, shingle and flat roofs, plus coatings and maintenance, and we explain the options without overselling.

    Florida law limits insurers from refusing cover on roof age alone if an inspection shows the roof has enough life left. A dated inspection report can help you at renewal.

    As an approved My Safe Florida Home contractor, we can explain how the program works. Funding and eligibility change, so check its current status. Financing, including Ygrene, is available.

    What is a Miami-Dade NOA and why does it matter?

    A Notice of Acceptance (NOA) is Miami-Dade's approval for a roofing product. In the High Velocity Hurricane Zone, only NOA approved products can go on your roof.

    How long does a roofing permit take in Miami?

    It varies by job, and permitting can be slower in Miami than in other counties. We plan time for it in the schedule and keep you updated.

    Can you work on a tower without disrupting residents?

    Yes. We have high-rise and occupied-building experience. We plan access, crane lifts and work hours with the board or manager so residents know what to expect.

    Do you work on condo reserve studies?

    We inspect the roof and give your board a written condition report it can use in its milestone inspection and structural reserve study planning under SB 4-D.

    Do you also do homes in Miami?
